K Dance Studio Rental Agreement

This Dance Studio Rental Agreement ("Agreement") is by and between:

Studio Owner/Lessor: K Dance Studio, located at 5725 State Bridge Road, #107, Johns Creek, GA 30022, hereinafter referred to as "Lessor," and
Renter/Lessee:  "Lessee."

1. Premises The Lessor hereby agrees to lease to the Lessee the dance studio located at 5725 State Bridge Road, #107, Johns Creek, GA 30022, including all amenities and facilities explicitly stated in this Agreement.

2. Purpose of Rental The studio shall be used exclusively for dance rehearsals, practice space, filming, or other pre-approved activities. The Lessee shall not use the premises for any unlawful activities or purposes. Classes and workshops are not permitted on the premises.

3. Rental Term

· Studio rental is per hour

4. Rental Fees and Payment

· Rental Fee: $85/hour for Large studio; $45/hour for Small studio.

· Payment is due upon signing this Agreement unless otherwise agreed upon in writing. A payment invoice will be sent to Lessee once date and times are confirmed.

5. Cancellation Policy

· Notice Period: Cancellations must be made at least 24 hours before the scheduled rental date.

· Cancellation Fee: 25% of rental fee.

6. Responsibilities of Lessee The Lessee agrees to:

1. Leave the studio in the same clean and orderly condition as it was upon arrival.

2. Remove all personal belongings and trash upon the conclusion of the rental period.

3. Refrain from damaging studio property or fixtures.

4. Ensure compliance with all local noise ordinances and restrictions.

5. Use only pre-approved equipment or decorations as discussed with the Lessor.

7. Studio Rules

· No smoking, alcohol, or illegal substances are allowed on the premises.

· No unauthorized subleasing of the studio.

· Occupancy shall not exceed 10 people.

8. Indemnification and Liability The Lessee agrees to indemnify and hold harmless the Lessor from any claims, liabilities, or damages arising from the Lessee’s use of the premises. The Lessee assumes all risk of injury to themselves or participants.

9. Damages The Lessee is responsible for the cost of repair or replacement of any damage caused during the rental period. The Lessor reserves the right to charge fees from any damage from the credit card used to rent the studio space.

10. Termination The Lessor reserves the right to terminate this Agreement immediately if the Lessee violates any terms and conditions.

11. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the State of Georgia.

12. Entire Agreement This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions or agreements. Any modifications must be in writing and signed by both parties.
